All-in-all there are 31 Non-Gated communities listed here. However, there is a whole new Ponte Vedra, and that is the town of NOCATEE* (14) which will be discussed in another blog. Nocatee has both gated and non-gated communities including an “over 55” community called Riverwood by Del Webb. Building continues in this new community with 6 subdivisions within. The following information is based on the NE Florida MLS system and while considered reliable it may not have all data available and does not necessarily reflect new construction or new listings. I am attempting to provide you with information based on price points that fit into your budget if you are considering a move to or within Ponte Vedra.

Sawgrass Country Club - the area, neighborhood and homes for sale

One of the delightful gated communities of Ponte Vedra is the well established Sawgrass Country Club. Originally built by Arvida as a recreational resort, the community has expanded into 30 different neighborhoods of single family homes and condominiums. It was an early home to The Players Championship which was held there for five years from 1977 to 1981. There are 27 holes of golf and lake systems within the community and there are 5 condominium complexes on the beach side. Access is through four different 24-hour manned gates. What makes this a special area is that all homes in Sawgrass Country Club are within walking, biking or golf carting distance to the beach. Living in Sawgrass Country Club does not require membership in the Country Club which is a separate private membership club. Club members are not required to live in the community and many members live elsewhere. The Sawgrass Country Club is host to the MPS Tennis Tournament for the Womens Tennis Association scheduled this year April 5-11, 2010.

Within the Sawgrass Country Club grounds is a community pool independent of the Country Club in addition to the many bike and walking paths. The prime location with free access to the beach makes Sawgrass Country Club a very desirable community and homes are priced at a premium because of the exclusivity. The homes in Sawgrass Country Club start under $200,000 and exceed $5 million. The community is governed by a Master Association that maintains the common areas, roads, manned gate, architectural design, and overall beauty of the neighborhoods. There are association dues for the Master Association which are currently set at $640 semi annually. Many of the “neighborhoods” also have individual homeowner associations or condominium associations that have dues that maintain their common area. Please see the community map here identifying the neighborhoods and the associated approximate square footage, average home prices, homeowner fees, and special assessments. Many of the condominiums have had assessments for improvements in the last five years and there are a few that are expecting them in this next year. The assessments typically are for improvements related to exterior painting, roof replacement, windstorm insurance, elevator repair, and sometimes siding replacement.

So Far This Year in Sawgrass TPC

In this outstanding gated golf community, six homes have sold since January 2009 year to date of November 30, 2009 ranged in price sold from $300,000 to $700,000. The Average Days on Market in Sawgrass TPC for these homes sold was 74 days. The average list to sale price ratio (% difference from original list price to sale price) was 6.75%.

Twenty one homes remain on the market in Sawgrass Players Club. The least expensive home starts at $359,900 and the price range extends to $2,500,000 for a home in the prestigious Sawgrass Island. There are 56 homes in the sought after Sawgrass Island section of the Players Club community. All are estate size homes each with one acre with outstanding views of the famed PGA stadium and Valley Course and most feature a lagoon view. Only 5 of the 56 homes are available for sale ranging in price from $1,099,000 to $2,500,000. These homes were built between 1989 to 1997 and have every bit of expected elegance and beauty associated with the surrounding grounds and their interiors. So what has been Selling in Ponte Vedra, FL?

If you are wondering whether any buyers are out there looking to buy your home this year, perhaps this information will enlighten you.

According to the information I could gather from the NE Florida MLS, so far this year there have been 351 single family homes sold to real buyers in the Ponte Vedra area zip codes of 32081 and 32082. Some but not many new construction homes in the Nocatee area have been included in this number. However, not all builders have put their sold listings into the MLS and so the total sales may be higher. My reference is single family re-sales and in the price range under $200,000 there were 114 sold. In the $300,000 range, 71 sold. For the $400,000 range 46 sold. Counting the $500,000 range 33 sold. The $600,000 range saw 23 buyers. The $700,000 range had 16 buyers. The $800,000 range had 14 buyers, and $900,000 range only 10 buyers. Between $1 million and $2 million there have been 20 buyers, over $2 million, two properties sold, and one sold for over $4 million and one for over $6 million. The current inventory is 614 single family homes with an additional 64 homes pending sale. The average days on market are hovering at 142 days. Your probability of selling your home in the last year if it was under $400,000 was 52%. Over $400,000 but under $700,000 your probability was 3% to sell in this market. Greater than $700,000, which is considered the luxury market, the probability of selling was less than 2%.

Lions and Tigers No Bears, Oh My!!

When people think about Florida, they think about GATORs, both the football kind and the live creature. And while there is the Alligator Farm in St Augustine, and the wonderful Jacksonville Zoo to visit while living in Ponte Vedra Beach, another less known and unique animal place exists called the St. Augustine Wild Reserve. Hardly anyone I speak to knows that it exists and they are shocked to hear about it. Now this organization needs a little word of mouth to help with their mission. I first heard about the Wild Reserve at my St Augustine Rotary Club meeting. Anyone can become a volunteer, supporter or sponsor of the Wild Reserve.

It is so thrilling to see exotic animals in a natural 7-acre setting but understanding how they got here is shocking. Lions, Tigers, wolves and other non-domestic animals have been rescued because of abuse or being abandoned, or from people who were no longer able to care for the animals. The goal of the Wild Reserve is a worthy cause. They are taking any opportunity to educate the public about exotic animal ownership and try to prevent future animal abuse. You can call them for a presentation at your school, church, or professional group. While the St. Augustine Wild Reserve is not open daily like the Jacksonville Zoo, they do offer tours once or twice a week. All of the donations go towards the care and feeding of the animals. You can imagine the cost of feeding one lion. The St. Augustine Wild Reserve is a 501©3 non-profit corporation and a very worthwhile group to support if you love lions and tigers and other rare beasts! When you go you may be lucky enough to watch the tigers have a bubble bath or see the King of the Jungle up close and personal.

Be Social at the TPC

Yesterday friends of mine said, “Hey, its happy hour at the TPC, lets go!!” What fun was that! A little known secret is that the TPC Clubhouse is open to the public every day for breakfast, lunch and dinner. At the gated entrance tell the guard you are going to the TPC Clubhouse. Happy hour is daily from 4-7 PM with hors d’oeuvres and drinks half off! Now here’s the best part. You can become a social member for $500 a year. That social membership includes a $300 credit toward food and beverages and a 20% discount off of any purchase made (in addition to the $300 credit you get an additional 20% off of your food and beverages). The membership also provides for an exclusive, member only access to Champions, a member only dining room for an upscale, formal dinner experience. Advanced reservations to member only occasions include wine maker dinners, theme dinners, holiday events, cooking classes. Oh, and did I say the 20% discount also applies to the Tour Academy golf lessons, golf shop merchandise, club fitting/repair? CDPE - Financially Strapped, Worried you might lose your house, Let me help you.

As this market continues to demonstrate that some homeowners are facing unprecedented financial instability, I felt it was imperative that I be in a position to help. A few short months ago, I was in a position where friends and former customers of mine got into a distressed situation. As a couple they both lost their jobs within months of each other. Suddenly, they were just picking up and moving to another part of the state to try to get new jobs. When I listed their home for sale, they never really told me their whole financial situation. They led me to believe that they just needed to sell their house. They implied they had savings and other investments to use to pay the house payments or they would just rent it. They trusted me because I was their REALTOR. I sold them their house in the height of the market in 2007. Despite my caution, the couple felt that they would not be in a situation where their mortgage obligation was to exceed the current value. When we listed the property, it was well below the price they purchased the house for two years earlier and they were convinced that there would not be any problem to sell at the list price or even below by 20%. Time passed and after two price adjustments, a reasonable offer came in. It was then, after negotiating the deal with both of them and the potential buyer, that there was a revelation that the couple had stopped paying their mortgage over three months prior. Whether it was embarrassment or the fact they felt it was their problem alone, I never knew we were headed for the “short sale process.” I was totally unprepared. I had to defer and refer this couple to another REALTOR who had some experience in successfully listing short sales. That was my motivation and my wake up call.

Given this situation, I was compelled to do something so I would never be in that circumstance again. So I have completed the CDPE course work. A proven methodology for successfully listing, marketing and selling short sales and helping homewoners to avoid foreclosure. A year ago, the banks were struggling with this process, the real estate industry was just starting to define the problem and the whole historical perspective of the subprime lending debaucle was just coming to light. I have heard estimates that there may eventually be close to 50 percent of our real estate market in NE Florida in the distressed property category. It is crucial that I, along with many other REALTORS, get this education, apply it, and help turn this country back before it is too late. Along with other Watson Realty Corp. REALTORS, I am now confident and no longer fear the thought of listing and selling a short sale. I will not be caught unprepared ever again due to market deterioration or my customer’s situation changing suddenly. Tennis Anyone?

So here it is 84 degrees, on a bright and sunny Fall afternoon and I am out on the tennis courts at our ATP Tennis Club for my first lesson of the season. I told the pro, Rick Meek, that he’s going to get a good laugh or two. He just smiled. You’d think I had never played tennis before in my life (only been doing it since I was 10). But I think tennis, like most sports, can be such a “head game” that sometimes your head and arms and feet just don’t want to work together. Okay, it’s called coordination! Right. I have to get coordinated. My basic problems today were – “keep your eye on the ball,” “stop and plant your feet firm before you hit,” “keep your elbow in close to your body” and “follow through.” Basic and simple and so the lesson went.

The ATP Tennis Club is located on the grounds of the Boles School. It is a little tricky to find but just follow the signage to the pro shop under the orange canopy just past the grass court. There are 8 clay courts, one hard court and one grass court. It’s a good thing that most are clay, because at my age clay is much better for my joints. There are a number of drill clinics offered, a working women clinic, mens and senior clinics, and plenty of opportunity to get into competitive leagues. The pros give tennis lessons to children attending the Boles school. They also provide an after school tennis program for juniors (6th -12th grade). The junior tennis program is geared for beginner/advanced beginners, intermediate, and tournament level players. I got my son, Matt, into a program like this when he was eight. He went head long into competitive tournament play. Matt even spent some time at Nick Bolliteri’s Tennis academy. He did great as a young player and became a USPTA tennis pro himself by the time he was in college. It was a job that paid well. Now it is a game he can play for life.

The New Town on the Block - Nocatee

If you have not already heard about Nocatee, situated in St. Johns County just 8 miles west of Ponte Vedra Beach and the intracoastal, you will be hearing about it soon. Unfortunately, the town of Nocatee’s beginnings were also the beginnings of the drop in the housing market. As the worst of that is behind us, Nocatee should start blooming. As you drive down the streets in Nocatee, you can’t help to notice the magnificent landscaping. One of Disney World’s landscapers had their hand in this outstanding design. It is a well planned community that will have a population of 30,000 when all is said and done. Several different neighborhoods and home builders make up the town. They have condos, Riverwood, an over-55 community, first time homes in Austin Park and Willow Cove and estate homes in Coastal Oaks. There is something for everyone. You may reach your neighbors by bike or golf cart. As of today about 1200 people reside in this green, friendly town where there are miles of nature trails that can be used for walking, riding bikes and equestrian. There are many neighborhood parks including one for our 4 legged friends. It is a nature friendly community where you will see wildlife the way Florida used to be.

Every community has its own clubhouse and most have their own community pools. But a main park with a water slide and lazy river, almost resembling a theme park, is being constructed and should open in early 2010. Also, a very large community center is being built adjacent to the water park. A Publix grocery store, the largest one in northeast Florida, is slated to be open in late 2009 with other essential lifestyle stores. A farmer’s market is held in the Nocatee Park every third Saturday of the month where 80 vendors display and sell their fresh vegetables, plants, honey, flowers, food, etc. Nocatee has had antique car shows and family movies nights. It is a lifestyle community where families can play, shop and eventually work in their neighborhood. Bye, Bye, Red Bays

As you drive up and down our beautiful streets in the Jacksonville area, you may have noticed leaves of some trees have turned that rusty fall color. But it is way too early for fall foliage. Yes, these are our native Red Bay trees that are dying all over our city and the southeast coastal area. It is not a tree that is purchased from a nursery; it is a tree that appears in our natural habitat. One day they have healthy green leaves and the next they are wilting and turning the rusty color and dropping their leaves. Nothing can help these native trees. The beetle has won over them.

The culprit is the Ambrosia Beetle which was first discovered in the U.S. in 2002 in Georgia. Millions of Red Bay trees have died since then. The beetle is a native of Southeast Asia. It bores itself into the trees and leaves a fungus called laurel wilt. The fungus clogs the tree’s circulatory system denying it of water and nutrients. The Red Bay has been the primary tree affected so far but other trees in the laurel family are also susceptible. There is a fungicide called Alamo that can protect the tree but it must be applied by an expert and it is very pricey. In the Eagle Harbor neighborhood in Clay County they have lost 1,000 Red Bays in the last 2 years.

The tree does not seem as common at the beaches, although I have noticed several in The Players Club neighborhood, where the natural trees are left, and along A1A turning that rusty color. But on the bright side of things, you can always replace the tree with one of your own choosing to complement your landscaping. Planning is underway for the Ponte Vedra Concert Hall

What used to be Cornerstone Church, 1050 Highway A1A North, is now undergoing a transformation to become the newest music and entertainment venue for Ponte Vedra Beach. Located just 0.6 of a mile from Mickler Blvd on the West side of Highway A1A you will see the banner hanging for the new Ponte Vedra Concert Hall. The Cultural Events Division of St Johns County has spearheaded other popular venues such as the highly successful St. Augustine Amphitheater on Anastasia Island and the musical events at the St Johns County Fairgrounds in Elkton. Now this Division is planning to bring 30 to 50 events to the renovated church starting in early 2010. Coordination for The Cultural Events Division is through the County Recreation and Parks Department.

The excitement is growing and the anticipation is mounting as more and more uses are discussed for this re-fashioned church. There will be opportunities for the general public to rent the Hall for weddings or other gala events in addition to the planned county events. The Cultural Events Division is gathering information through a survey which I found on the Ponte Vedra Beach Municipal Service District (MSD) website. I suggest you go to that site under the announcements to give your opinion, like I did, so that your voice can be heard during this planning phase. You’ll also discover in the announcement that there is a new non-profit organization being formed, “The Friends of the Ponte Vedra Concert Hall,” where you can become an early contributor to this newest venue. So far there are no tickets being sold on Ticketmaster for upcoming concerts, comedy, theatre, or family shows. But when they are available, no doubt I’ll be rushing online to get season tickets. Why do I live in Ponte Vedra Beach?

Why do I live in Ponte Vedra Beach? There are so many reasons families move here. We are blessed with an excellent St. Johns County school system, 8 golf courses, including the famous Stadium Course where the Player’s Club Golf Tournament is played each year, beautiful beaches, a great property tax rate, small town feel, etc. Also, in 2005 Ponte Vedra Beach was voted the number one best place to live by Money magazine. But for me, it is the peacefulness, serenity and nature.

Every morning as I drink my coffee on my patio, I see nature at its best. My bird feeder attracts crimson cardinals, blue jays, woodpeckers and finches. While I listen to their medley of songs the Canadian Geese on the golf course are putting in their two cents worth with an occasional honk. Across the lagoon from my house is a majestic osprey building its nest amongst the highest tree tops, while ducks are floating along in the water. Recently, I spied two otters frolicking in the lagoon swimming back and forth interrupting the serenity of the turtles basking on the shore. My Agapanthus flowers attract the humming birds looking for nectar. Oh, I must not forget the gray heron that lingers along the shore looking for the occasional fish. I can do all this without leaving my backyard and still be two miles from Ponte Vedra’s beaches and 25 minutes from downtown Jacksonville. I can enjoy the big city life of concerts, the Symphony, Broadway shows, Jaguars Football and come home to a small town. Yes, it is a wonderful place to live and this happens every day in many of our Ponte Vedra neighborhoods. Sawgrass Player's Club - Something for Everyone

This planned unit gated development, well renowned for its famous Stadium Golf Course and The Player’s Club Golf Tournament, encompasses 3 golf courses within its gates: The Stadium Course, The Dye Valley Course and the Ponte Vedra Golf Course at Sawgrass. The Stadium Course is where the prestige Player’s Club Golf Tournament is held every year and is the most challenging and most expensive to play. That being said every golfer wants to play it at least once. The Dye Valley is the sister course to the Stadium and is kept in pristine shape like the Stadium. The new club house is filled with PGA memorabilia and daily tours are available. The Ponte Vedra Golf Course at Sawgrass is a completely separate club, but does boast an interesting course that can be played at a more moderate price. Of course, membership is available at any one of these clubs.

The housing options inside the gates of Sawgrass Player’s Club also give the customer many choices in price and size. The Players Club community is separated into different pocket neighborhoods off the main entrance street, PGA Blvd. There are the Player’s Club Condos which make a great house or a wonderful second home. Patio-like homes are available in the Lakeside community and Waterbridge.

The prestigious area of Sawgrass Pointe encampasses Seven Mile Drive where the houses back up to the Valley Course with extraordinary views of well manicured fairways and putting greens. Off of Seven Mile Drive over a little bridge is Sawgrass Island, the only community in Ponte Vedra Beach to house 56 one acre lots. These custom estate homes have wonderful views of the infamous Stadium course or the Valley Golf course. Homes in the estate section start at approximately $1.5 million dollars.

Cypress Creek offers many single family houses on smaller lots; some are on the Ponte Vedra Golf course or have lagoons in their backyards.
